Looking for a warehouse to rent, or just a storage room for a few pallets? Both turn up here, from a heated hall with a loading dock in the Gäu corridor to a basement room for trade-fair gear in Zurich's Wiedikon. The right choice depends less on floor area than on how often you need your stock and what vehicle brings it.

The technical details decide

• Dock or ground level: a loading dock at lorry height speeds up pallet work, while a ground-level door suits vans. A dock leveller or lift at the door covers both.
• Floor load: given in kilograms or kilonewtons per square metre in the listing or the plans. You need it for pallet racking and forklifts.
• Clear height and door size: they set how high you can stack and what you can drive in.
• Climate: paper, textiles and electronics don't cope with a damp, unheated room.
• Access: can a lorry turn on site, and are there delivery hours, for example in a residential area?

Location follows the flow of goods

Businesses supplying the whole country usually look near the A1 and A2 motorways, around Härkingen, Egerkingen, Rothrist or Spreitenbach. For a tradesperson or an online shop with small volumes, a storage room close to the workshop or the customers tends to make more sense, even at a higher price per square metre, because every trip costs time.

Deposit and paperwork

Unlike a flat, business premises have no legal cap on the security deposit, so the amount is negotiable. A cash deposit belongs in a blocked account in your name. Many landlords accept a bank guarantee or a rent deposit insurance instead, which keeps your cash free. Ask as well who insures the goods you store: in most cases that's you, not the landlord.
